Listing Rules

1. 1. Who may publish a listing

• You must have completed identity verification via e-Devlet.
• You must be the owner of the property or be authorised by its owner.
• The owner’s first- and second-degree blood relatives and spouse may publish on the owner’s behalf.
• For licensed real estate businesses, the owner must grant authorisation of at least 3 months via e-Devlet.

2. 2. Ministry verification is mandatory

Under the Regulation on Real Estate Trade, your authority over the property must be verified against Republic of Türkiye Ministry of Trade records before a listing is published.

• Verification is performed using the property identifier from the title deed.
• A listing that is not verified is NOT published; it remains a draft.
• If no authorisation is found in Ministry records the listing is refused. This reflects the records, not the system.
• The province, district, neighbourhood, block and parcel returned by the verification are displayed on the listing in a form that cannot be altered. You can neither enter nor edit this information.

3. 3. Listing duration

• The publication period of your listing CANNOT exceed the authorisation period granted by the owner.
• When the authorisation expires, the listing is withdrawn automatically.
• If the owner revokes the authorisation before it expires, the listing is withdrawn and cannot be renewed.
• A withdrawn listing may be published again once authorisation is renewed.

4. 4. Mandatory and prohibited content

Your listing must include:

• A title and description that accurately describe the property.
• The real price. An unrealistically low price may not be used to attract attention.
• Genuine photographs of the property. Images of another property or taken from the internet may not be used.

5. 5. Listings that are refused

The following listings are not published, or are withdrawn:

• Listings for properties that do not exist or have already been sold or let.
• Duplicate listings for the same property.
• Listings with false price, location, area or characteristics.
• Listings containing insult, discrimination or unlawful statements.
• Listings with a purpose other than the sale or letting of property (advertising, redirection, service marketing).
• Listings using another person’s photographs or text without permission.

6. 6. Consequences of a breach

• A listing that breaches the rules is withdrawn following a report or on our own review.
• Credits spent on a listing withdrawn for a breach are not refunded.
• On repeated breaches, your ability to publish listings may be suspended and your account may be restricted.
• Legal and criminal liability for a listing based on false declaration rests with the person who published it.

7. 7. Reporting a listing

You may report a listing you believe breaches these rules. Reports are reviewed and the outcome is communicated back to the reporter.
